conditions — house rules

Hausordnung

The house

The rooms are intended for students.
We rent a furnished room (bed, mattress, desk, chair, table lamps, closet, pillows, comforter, covers, etc.). )
The inventory of the room must be returned when you move out. Missing or damaged items must be replaced according to the list.
Shared use: Garden, kitchen, bathrooms, laundry room, common room etc. are for shared use.
Kitchen: The kitchen must be tidied up and cleaned after each use. Dishwashers and all necessary cleaning materials and utensils are available for this purpose. A personal compartment for supplies and a refrigerator are available for shared use.
Laundry room: A washing machine, tumble dryer and washing powder are available in the basement. You are responsible for coordinating the laundry schedule.
Common room: After use, it must be tidied up and cleaned so that the next user can also enjoy it.
Everyone is responsible for cleaning the common areas according to a “cleaning plan”
Pets: are not permitted
Noise: In Winterthur, the legal quiet hours are from 22:00 – 07:00. These apply in principle, but especially for outdoor areas such as the garden, house entrances, etc. Parties must be registered with us. If there is something to celebrate, please contact us in advance.

liability

Each student is responsible for any damage or loss (this naturally also applies to visitors and, in addition to their own inventory, to the communal areas). Liability insurance covering tenant damage must be enclosed with the rental contract.
For incoming students, the use of a collective insurance policy can be offered at cost price.

 

rental deposit, final cleaning

The deposit is one month’s rent and is due when the contract is signed. Missing or defective inventory will be deducted from the deposit.
The room will be returned clean and tidy. You must take your own furnishings of any kind with you.

 

ventilation/bathrooms

The windows in all rooms have to be opened several times a day for about 10 minutes. Open them properly and not just tilt them. (This also applies to the winter months.) If the outside temperature is less than 15 degrees, the window must not be left open/tilted. Naturally, ventilation is still provided.
Showers and toilets must also be aired properly for 10 minutes several times a day and the same applies here: do not simply tilt the windows. So at least after every shower, the room must be aired properly.
Checks are made in the rooms at irregular intervals to check for mold. If anyone finds mold in the room, please report it immediately.

The house rules can be adapted and changed by Daniela at any time. The residents will be informed by her.

all about the rent 

months after the start of the rental period, half of the deposit will be retained.
In the event of false preteThe rent: The rent is due before the start of the month and then at the end of the previous month. The rent is a fixed price. This means that we do not charge any additional costs for heating, electricity or WiFi.

Rental period: In principle, the rental period during your studies is unlimited. Special agreements (e.g. an internship, stay abroad…) can be made bilaterally.
Both parties can terminate the contract at the end of the month with one month’s notice.
Subletting is not permitted. If you are planning an internship or a semester abroad, the best solution will be sought in consultation.
Visitors are welcome at any time. Permanent guests (more than one night/week) must be agreed with us.

The deposit is equal to the rent. In the event of termination by you without mutual agreement up to 4 nses, the contract will be terminated immediately and half of the deposit will be forfeited.

fundamental

Everyone is responsible for complying with the house rules. The main person responsible is Daniela Bazzi.
In principle, consideration must be shown for one another. For example, if someone wants peace and quiet, then the other residents must adapt (while observing the quiet times).

subletting of your own room

If a room is to be sublet, this is only possible with the landlord’s consent. Failure to do so may lead to termination.

 

silence 

The legal night’s rest lasts from 10.00 pm to 6.00 am. (11 p.m. to 6 a.m. at weekends) Conversations, use of the kitchen, music, etc. must be kept at room volume.

 

smoking/drugs/fire

Our houses are generally non-smoking. Ashtrays are provided outside the front doors and on the seating area for cigarette butts. These are to be emptied and cleaned regularly by the smokers themselves.
The use of any kind of drugs is strictly prohibited. It will lead to immediate dismissal.
Fire/fireworks are also prohibited. Costs associated with non-compliance will be charged to the community or the person responsible.

 

guest rules

There is nothing wrong with occasional overnight stays. (Max. 1x per week)

Nights cannot be balanced or accumulated.
Guests who wish to stay longer than 1 night in the houses must reckon with a contribution towards expenses of CHF 30/night and person. This will be charged to the tenant. If someone has a guest for more than one night, this must be reported and approved. This regulation is not person-related.
Failure to report guests or to comply with the rule may result in termination.

 

cleanness

The cleaning schedule is specified and must be adhered to. Cleaning materials are available. Checks are carried out regularly.
If the tasks are not carried out regularly or cleanly, cleaning will be commissioned. The costs incurred will be charged to the individual. If no one can be held responsible, the costs will be allocated to the shared flat and charged to everyone.
